That’s the premise behind Talk To The Home, an AI-powered communication system for real estate listings. Buyers can call, text, or scan a QR code to ask questions about a specific property and receive instant answers 24/7.
It’s the brainchild of St. Thomas realtor Gavin White.
White explains that Talk To The Home “has been a project of mine for probably close to a year-and-a-half, now,” based on a fundamental question.
He continues, “It was the sign, the web pages, our social medias, everything usually leads to a static page. So how do we create engagement? So it’s more of a communication layer, which we’ve built between the property, the sign, and the buyers.”
White points out that this is a progression from the industry standard in place for years.
“Like we started in real estate, you’d have a massive book that would have all the houses that were for sale that your realtor would have to go print off pages and then take you out, tour it around, look at houses to the realtor.ca where you could look up properties yourself with your own parameters to hopefully now being engaged with properties that are for sale. And you can talk. You can talk to it. So it’s like engaging. The human element is not there, but initially you can get all your questions answered.”
White adds, “So now you can put in all the details about properties, warranties, custom kitchens, whoever did any renovations and when. You can add videos, photography. And then when a buyer is interested, they can ask whatever questions they want. The information’s there 24-7. The house will answer it. It’ll talk about the neighborhood. It will talk about schools, districts. It will speak in 30 different languages.”
He cautions that Talk To The Home does not replace the realtor.
“It supports the agent rather than replacing them. It handles routine property questions and initial buyer engagement, while the agent remains responsible for advice, relationships, negotiations, showings, and the transaction.”
The Talk To The Home service is free for buyers and there are three monthly price points for sellers.
